By accessing this website, submitting an enquiry, or proceeding with any interest/booking in Codename Real Kharadi by Purple Corp at Kharadi, Pune, you agree to these Terms & Conditions. All information is provided in accordance with MahaRERA regulations (once registered) and is subject to official project details on the MahaRERA portal.

1. Booking & Payment Terms

Bookings require an initial token amount as per the selected plan (e.g., Standard Token ₹1,00,000/- or Express Token ₹3,00,000/- for priority choice/preference). All payments must follow the approved payment schedule in the allotment letter/agreement and be made directly to Purple Corp via approved modes (cheque, demand draft, RTGS/NEFT, etc.). Booking is provisional until agreement execution and full compliance with terms.

2. Pricing & Specifications

Pricing starts from ₹1.80 Cr onward for 3BHK (Elite/Prime/Maxima: 1100–1375 sq.ft carpet) and ₹2.90 Cr onward for 4BHK (Imperia: 1700–1750 sq.ft carpet), subject to unit type, floor, orientation, and other factors. Final pricing in the agreement includes applicable GST, stamp duty, registration charges, and statutory levies. Specifications, fittings, and amenities are as per sanctioned plans and may have minor variations due to material availability or design approvals, without affecting core functionality or carpet area.

3. Possession & Handover

Possession timelines will be as committed in the registered agreement and MahaRERA schedule (expected post-2030 for ongoing/upcoming phases). Delays due to force majeure, regulatory approvals, or unavoidable circumstances will be communicated as per RERA guidelines, with applicable compensation if mandated.

4. Maintenance & Post-Possession

Initial complimentary maintenance covers common areas and facilities for the period specified in the agreement. Post-possession maintenance charges, society formation, and any additional/custom modifications will be at extra cost as per prevailing rates and society decisions.

5. RERA Compliance

The project will adhere to the Real Estate (Regulation and Development) Act, 2016, upon registration with MahaRERA. All marketing, sales, and bookings comply with RERA provisions. Sanctioned plans, approvals, and project documents will be available on the MahaRERA portal for verification.

6. Cancellation & Refund Policy

Cancellations must be in writing. Refunds (after deduction of applicable charges) follow the allotment agreement and RERA guidelines. Statutory payments (stamp duty, registration fees, taxes) to authorities are non-refundable. Interest on delayed refunds, if any, as per RERA.

7. Ownership & Registration

Ownership transfer and conveyance occur upon full payment and completion of formalities. Buyer is responsible for timely submission of documents; any delays are at buyer's risk.

8. Project Modifications & Approvals

Minor changes to layout, design, amenities, or specifications may occur with necessary approvals (from authorities/RERA), provided they do not materially impact carpet area, agreed usage, or core commitments.

9. Dispute Resolution

Disputes shall be resolved as per the Real Estate (Regulation and Development) Act, 2016, and applicable laws. Jurisdiction lies with competent courts/forums in Pune, Maharashtra.

10. Images, Renders & Marketing Materials

Images, 3D renders, walkthroughs, brochures, and promotional materials are representative only and for illustrative purposes. Actual development follows sanctioned plans and RERA-registered specifications.
